TAS and escrow account management
Fifth Consultancy manages project escrow accounts and trust account (TAS) payments for Dubai developers. We open the escrow account with an approved trustee bank, process buyer payments into it, prepare release requests tied to construction progress and keep reporting aligned with RERA rules. We have processed more than AED 750 million in TAS payments.

What is TAS & Escrow Management?
Under Dubai Law No. 8 of 2007, money paid by buyers for off-plan units must go into a dedicated project escrow (trust) account held with an approved bank. Developers can only draw funds for the project’s construction and related costs, usually against progress certified by the project consultant. Correct escrow handling protects buyers and keeps the developer compliant.

Questions developers ask
What is an escrow account for an off-plan project in Dubai?
It is a dedicated bank account, opened with an approved trustee bank, that receives buyer payments for an off-plan project. Funds can only be used for that project's construction and related costs.
What does TAS mean on your website?
We use TAS to describe trust account payments: buyer instalments processed into and out of the project’s escrow (trust) account. Fifth Consultancy has processed over AED 750 million of these payments.
Can a developer withdraw escrow funds at any time?
No. Withdrawals are tied to project progress and must follow escrow regulations and the trustee bank’s process. A portion is typically retained until after completion.
